Property Management - what can you expect from us?
About me and my team:
The saying "you should do what you know" is never more true than with property management. My husband and I bought, fixed up, rented and managed our own investment homes for 11 years... then I got my real estate license and began offering these services to others. Since then, I have rented executive homes, condos, small family homes, and homes near ASU and MCC that are occupied by college roommates (an area in which I specialize).
Management
It is my job to manage the property so you don't have to worry about your investment. As your property manager, I'll be responsible for the following:
- Doing my best to keep you aware of laws and regulations so you can stay in compliance with them. In my view, my #1 job is to "look out for my client."
- Market and advertise the property when new tenants are needed
- Show the property to potential tenants
- Screen applicants
- Be present day of tenant move in to set standard of involvement (includes completion of detailed move-in condition form; I take photos of all damages documented)
- Provide all tenant paperwork, including application and lease, revocable pet license (if you allow pets at the property), personal property addendum, and other documents
- Collect the rent
- Deal with late payments, partial payments and no payments
- Handle all bookkeeping and record keeping
- Maintain the property
- Periodic inspections
- Handle emergency repairs
- Enforce policies and house rules
- Provide monthly accounting statements and reports to owners
- Any other needed service as agreed
Tenant Placement and Screening
With continual advertising, I take numerous calls daily to keep homes fully rented. I require each potential tenant to complete an application, then follow up to verify their employment, rental history (including an eviction history review through the court system), and credit & criminal history. This helps assure that your property will have the best tenant possible.
Maintenance
To save you money, I use preferred vendors who are skilled, licensed, and insured or our own people to provide quality and timely maintenance for your property. Therefore, you don't have to pay the exorbitant rates charged by others; nor does your property have to wait until they can work it into their schedule. This can save you hundreds of dollars per year.
I provide 24 hour emergency service 7 days a week.
Inspections
Approximately every 90 days or as needed, I make a thorough inspection of your property, both inside and outside. This helps us insure your investment is being properly cared for and preventative measures can be taken to ensure the safety of your property. This will eliminate any shock factor of repairs that may need to be done in the near future.
Evictions / Collections
If rents are not paid by the 5th of the month, I begin the processes necessary to collect rents or evict tenants. PERIOD!! I enforce a zero tolerance policy and will keep you notified of status throughout the process if eviction or legal action is required. I have your best interest in mind and will move swiftly to get things resolved.
Accounting
Each month you receive a financial statement showing monies collected and any disbursements that have been made. At year end, I can provide tax information to your accountant, and a host of other reports are available with the touch of a button.
